These Terms of Use constitute a legally binding agreement between you and Homepage — Buy, Sell, Rent, Lease (the "Company") regarding your use of the website/app Homepage.homes and any services offered. By accessing the Site or clicking "I agree", you agree to be bound by these Terms. You must be at least 18 years of age. This Agreement is deemed executed at Karnataka, India.
"Agreement" — The completed application form, its attachments and the terms and conditions stated herein.
"User" or "You" — Any person who accesses or avails this site for hosting, publishing, sharing, transacting, displaying or uploading information.
"Company" — Homepage, having its corporate office at 39, 2nd Cross, VR Reddy Layout, Koramangala, Bengaluru 560095, Karnataka.
"Services" — Includes posting profiles/listings for sale/rental of property, securing property through Homepage.homes, placing property ads, and receiving advertisements and promotional messages.
"Registration Data" — Database of all particulars and information supplied by the User including name, telephone number, mailing address, account and email address.
"My Subscriptions" — Time to time information and description of services for the User provided by the Company.
The Service shall be deemed to have commenced on the Date of Commencement as specified by the Company via email or conventional mail.
The applicable Subscription Fees shall be as mentioned in the "My Subscriptions" page. Liability accrues from the Date of Commencement.
Zero Brokerage: All individual Users who access or make postings for the purpose of buying property shall be exempted from subscription fees.
Subscription Fees shall be payable within the time stated in invoices. The Company may charge interest on outstanding amounts from the due date until final payment.
Homepage reserves the right to cancel any content from being published. For premium listing packages, there shall be no cancellation or refund of orders booked via online payment (except Cheque & Demand Draft).
Cancellation requests for cheque/demand draft payments can only be made before payment is realized by Homepage.
User grants Homepage a non-exclusive, worldwide, royalty-free, irrevocable right to exercise all copyright and publicity rights over material displayed in listings.
Maintenance: The Company may deactivate or suspend access without notice for system maintenance, upgrading, testing or repairs.
Termination: Either party may terminate with 30 days written notice. The Company may terminate immediately without notice if the User breaches terms, if continued service is not in public interest, or if the User becomes bankrupt.
Upon Termination: User shall be liable for Subscription Fees until Date of Termination, payable within 30 days.
Suspension: If payment is not made on the due date, the Company may suspend service. Suspended service shall be deemed terminated.
Violations: Homepage may pursue legal remedies including immediate deletion of offending material, account cancellation, and exclusion of violators. Homepage will cooperate with any investigation by competent authorities.
Disclaimer: The Service is provided on an "as is" and "as available" basis. Homepage expressly disclaims all warranties of any kind, whether express or implied, including merchantability, fitness for purpose, and non-infringement.
Neither Homepage nor its directors, officers or employees shall be liable for any direct, indirect, incidental, special, consequential, or exemplary damages resulting from:
In no event shall total liability exceed the amount paid by User to Homepage related to the cause of action. Homepage shall not be liable for downloading fees, ISP costs, mobile application malfunctions, or third-party charges.
The User irrevocably authorizes the Company to:
By entering a mobile number on Homepage, the User expressly consents to receiving alerts, contact details, promotional SMS and calls, irrespective of DNC status. The Company may share call recordings with concerned partners to fulfil property requirements.
User agrees to defend, indemnify and hold harmless the Company, its officers, directors, employees and agents from any claims, demands, liabilities, losses, or damages arising from:
User shall give the Company full control over defense and settlement of such claims.
"Confidential Information" means all financial, commercial, technical, operational and other information supplied by the Company to the User which is confidential or proprietary in nature.
The Company reserves the right to amend, vary or change terms at any time upon notice to the User. Continued use constitutes acceptance of amended terms.
The Company may add, change, delete or end Services at any time with or without notice. For paid services, a pro-rated refund shall be effected for the remaining unused period.
All notices shall be in English and in writing. Notice is deemed given upon receipt when delivered personally, upon acknowledgment from courier, and upon verification of registered mail.
Termination or expiration shall not limit either party from pursuing available remedies, nor relieve obligations to pay due fees.
The failure to exercise any right shall not constitute a waiver. If any provision is found invalid, other provisions remain in full force.
This Agreement constitutes the complete and exclusive agreement between the parties. It may only be modified by a written document executed by the Company.
There is no agency, partnership, joint venture or employee-employer relationship between Homepage and any User.
Any claim or cause of action must be filed within 30 days after it arose or be forever barred.
This Agreement is governed by the laws of India and both parties submit to the exclusive jurisdiction of the courts at Bengaluru, India.
By completing registration and/or checking "I have read and accept the Terms of Use", you indicate acceptance to be bound by all terms and conditions.

You can request access, correction, or deletion of your personal data at any time. Users can delete their account at any point. We provide information access and correction free of charge. After deletion, residual copies may take time to clear from backup systems. If you decline to submit basic information, certain services may be unavailable.
Personal information is used to allow login, resolve service issues, inform about new features, and communicate regarding your use of the app. We do not provide any personally identifiable information to third-party websites, advertisers, or ad-servers. Information may be presented only to our in-house marketing team.
